Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Bluebird Canyon right now.
First: the Laguna Beach real estate market is quietly starving for new inventory. Just 25 new listings came to market across the city last month — down about 40% from the month before and down a full 50% from the same time last year. That's not a rounding wobble. That's half the usual flow of new coastal homes simply not showing up.
Second: with less coming on, active inventory has kept shrinking. We're sitting at 145 active residential listings, down roughly 14% from a month ago and down about 25% from a year ago. Fewer signs in fewer yards. And yet the Laguna Beach home prices line didn't blink — the median sale price actually rose to $3,225,000, up 12% year-over-year.
Third — and this is the one that changes how I'd price — the median list price on what's sitting is $4,380,000, while the median home is closing at $3,225,000. That gap is the whole story. Up in Bluebird Canyon, where a view can tempt a seller into an aspirational number, the market is telling you plainly: price to the $3.2M reality, not the $4.4M wish, or you become the listing that sits.

Sellers: This is a rare window, but only if you respect it. With new listings cut in half, a correctly priced, well-presented home has almost no competition on the block right now — buyers who are ready aren't waiting on the Fed, and homes that are dialed in are still closing near ask. But that 37-day median days-on-market and 97.8% sale-to-list ratio are warning you off the aspirational number. The homes settling below list are the ones that launched high and chased the market down. Price to where it actually closes, and let the scarcity work for you.
Buyers: Don't confuse "fewer listings" with "nothing worth buying." It means the good ones move fast and quietly, often before they ever hit the portals. If you're serious about a specific pocket — North Laguna, Woods Cove, Top of the World — get your financing buttoned up and your search dialed in now, because the well-priced home in your tier may only be on the market for a long weekend. Run your payment at today's rate, in the mid-to-upper 6s, rather than betting on a cut that may not come this year.

Tucked into Arch Beach Heights above the Village, it sits right in the meat of where the market is actually closing — below that $3.2M median, in the tier with the deepest buyer bench.
