The Market's Fine. The Luxury Listings Aren't.

Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Emerald Bay right now. Here's my read on the Laguna Beach real estate market as of this morning, straight from the MLS and the sidewalk.

First, the fast stuff kept being fast. A cluster of sub-$3.5M homes in the Village and up toward North Laguna hit the market and were spoken for almost immediately — one on Alexander showed nine days on market, a Catalina Street listing twelve, a Chiquita cottage thirteen. When a Laguna Beach home is priced where the buyers actually are, it still moves in under two weeks. That part of the market never broke.

Second, the slow stuff got slower — and it's almost all at the top. The average active listing in town is now sitting around 107 days, dragged up by trophy homes that have been listed for a year or more. Walk the gates at Emerald Bay and you'll pass listings measured in seasons, not weeks. This isn't a demand problem. It's a pricing problem wearing a demand costume.

Third — and this is the one that changes how I'd price — the recent Emerald Bay closings finally printed the honest number. 74 Emerald Bay sold for roughly 17% under its asking price after 430 days on market. A South Coast Highway trophy closed about 17% under after 713 days. When aged Laguna luxury finally trades, it trades at a double-digit discount to where it started. So if I take an Emerald Bay listing this month, I'm not starting high and “testing.” I'm pricing at the number a buyer will actually meet — because the market has shown, in writing, exactly what it does to sellers who don't.

What I'm Telling My Clients

Sellers: If you're selling in the entry and mid tiers — anything you'd list under roughly $3.5M — you're in a genuinely good market, but only if you price to the first two weeks. The data is blunt: homes that hit the market at the right number are pending before the second open house, and homes that start 10% high join the 107-day club and then sell for less than if they'd been honest on day one. Price to sell, stage to show, and don't let a slow luxury headline talk you into a slow luxury strategy.

Buyers: If you're shopping the top of the market — $5M and up — you have leverage you didn't have eighteen months ago, and you should use it. Anything sitting 200-plus days is a negotiation, not a listing; bring a real number backed by the comps I'll pull for your specific pocket, and be ready to walk. But if you want a well-priced Village or North Laguna home under $3.5M, move like it's still 2021 — those are gone in two weeks, and hesitation is the most expensive thing you'll do.
