Laguna Beach real estate market update — week of August 17, 2026

A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.

Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in North Laguna right now.

First, the for-sale signs multiplied. The Laguna Beach housing market added 43 new listings in July, up about 30% from the same month last year, and you can feel it walking the north end — a 4-bed came on up on Louise, another on El Camino Del Mar, one more on Aster. Active inventory across the city sits at 162 homes, up almost 9% from June. After two years of "there's nothing to show you," that's a real shift in Laguna Beach home prices and selection.

Second, the good ones still vanish. Median time to go pending was 29 days in July — down roughly 59% from a year ago. Single-family homes went pending in a median of 28 days. So no, more inventory did not mean a slow market. A well-priced Laguna Beach home in 92651 still finds its buyer inside a month.

Third — and this is the one that changes how I'd price — buyers stopped paying over ask. In June, closed sales were landing at about 104.7% of list (single-family at a frothy 111.7%). In July that snapped back to 97.6% city-wide, and 99.7% for single-family homes. That's a double-digit swing in a single month. The market didn't cool. The bidding cooled. Same demand, same fast timelines — buyers just quit reaching over the asking price to win. That distinction is everything when you sit down to set a number.

What I'm telling my clients

Sellers: the over-ask premium from early summer is gone, and pretending it's still here is the fastest way to sit. When single-family sale-to-list falls from 111.7% to 99.7% in thirty days, the move is not to "price low and let a bidding war find the number." That number isn't showing up in July the way it did in June. Price at the market, stage it like you mean it, and you'll still be pending inside a month. In North Laguna specifically, where three fresh listings just landed within blocks of each other, the home that's priced honestly is the one that gets the first — and cleanest — offer. That's the change: I'd rather price a North Laguna listing right at $2.9M and print a clean 99% deal than list at $2.6M chasing a premium the market stopped paying.

Buyers: you have something you haven't had in two years — a little leverage and a little choice. Inventory is up, the frenzy is off, and homes are closing under ask again. That doesn't mean lowball; the good ones still go in four weeks. It means a well-prepared, well-priced offer on the right home is landing at or below list right now instead of $200,000 over it. And watch the condo side — with only 18 units active and four new all month, the right coastal condo is still scarce enough to move fast, so leverage lives in the single-family tier, not everywhere. If you've been waiting on the sideline in the $1.5M–$4M range, this is the most negotiable Laguna's felt in a while.
