Laguna Just Set a Record High. A Third of Sellers Cut Their Price the Same Week.

Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Bluebird Canyon right now.

First, the headline: the median list price for a single-family home in the Laguna Beach real estate market hit $5,995,000 this week — a fresh all-time high, and the Market Action Index ticked up from 30 to 33. On paper, that reads like a town with the wind at its back.

Second, the fine print under that headline: 28% of active houses have already cut their asking price, and on the condo side it's a staggering 63%. Two markets are running at the same time in the same zip code — and they are not telling the same story.

Third — and this is the one I keep coming back to — the only tier actually clearing is the entry tier. In the Laguna Beach housing market right now, the sub-$3M quartile of houses (median around $2,985,000) absorbed six homes last week at a median of just 59 days on market. The $19.9M top quartile? It's sitting at 238 days. That gap is what changes how I'd price a home in Bluebird Canyon today: I'd list to the lane that's moving, not to the record-high number in the press release.

What I'm telling my clients

None of this is a reason to panic, and none of it is a reason to celebrate. It's a reason to be precise. Here's how I'm reading it for the two people who actually have a decision to make this week.

If you're selling: the record median is real, but it is not a green light to reach. The number that matters on your street isn't the $5.99M headline — it's how your specific tier is moving. Below $3M, houses are clearing in about two months. Above $7M, you're competing with listings that have sat for half a year and a top quartile averaging 238 days. Price to the velocity of your tier, stage like you mean it, and if you're a condo seller, understand that 63% of your competition has already blinked on price. Come out at the right number and you skip that whole conversation.

If you're buying: this is the most leverage entry and mid-tier buyers have had in a while — and it's hiding in plain sight. With more than a quarter of houses and nearly two-thirds of condos already reduced, the asking price is a starting point, not a verdict. Condos in particular are in a slight buyer's zone (Market Action Index 29) with a median 112 days on market. If a place you like has been listed 90-plus days, you have room to write a thoughtful offer. The buyers winning right now aren't the ones waiting for a crash — they're the ones reading the fine print.
