Laguna's Listings Just Started Moving Twice as Fast

Three things I watched happen in the Laguna Beach real estate market last week — and one of them changes how I'd price a home in Top of the World right now.

First, homes started selling almost twice as fast. The median days on market for Laguna Beach homes that closed over the trailing two weeks dropped to 30 days, down from 70 the week before. That's not a rounding wobble — that's buyers who found the Fed uninteresting and moved anyway, even as the coastal rate I track ticked up to 6.81%.

Second, inventory quietly tightened. Active listings across the Laguna Beach housing market slipped from 167 to 157 in a single week — about a 6% pullback. Fewer homes on the shelf, and the ones leaving are leaving faster. That combination is the opposite of the "everything's piling up" story you're reading nationally.

Third — and this is the one that changes how I'd price — the median sold price "fell" from $4,106,250 to $3,375,000 across just 17 closings. That looks like a $730K haircut. It isn't. It's 17 sales and a price tier that happened to close lighter that week. What actually moved is the reward for pricing right: a Mystic Hills–adjacent home on Eagle Rock Way closed in 42 days at 1% under list ($3,725,000), while the homes still sitting past 100 days — Stonington at 133, Chiquita at 109 — are the ones taking real 8%-under haircuts. In Top of the World and Mystic Hills right now, I'd price for week one, not week ten.

Read those eight rows together and the week tells one coherent story: this isn't a market softening, it's a market sorting. Supply is thinner, the good listings are clearing fast, and the "median dropped" headline is a mix effect, not a value cut. Price drops are actually down 7.5 points from a year ago, and nearly one in five homes is closing over ask. Laguna Beach home prices aren't falling — the slow listings are just louder than the fast ones.

What I'm Telling My Clients

Sellers: your list price on day one is doing more work than the interest-rate headlines are. Across every Laguna pocket I watch, the homes closing inside about two weeks are landing at or above ask, and the ones drifting past 30 days are the ones eventually settling 3–8% under. That gap doesn't care whether your home is a $1.6M Woods Cove cottage or a $4M North Laguna view property — it shows up at every tier. If you've been waiting for rates to "fix" your pricing, they won't get here in time. Price it like you mean it, stage it like it's on camera, and you'll likely be in escrow before the slower listings down the street get their first serious showing.

Buyers: if you're shopping North Laguna, the Village, or Top of the World, come ready. Sale-to-list is sitting at 97.5% and nearly one in five Laguna homes is now closing above asking — up almost ten points from a year ago. The negotiating room is not in the fresh, well-priced listings; it's in the homes that have been sitting. My advice hasn't changed: run your monthly number at today's 6.8% rate, not the rate you're hoping for, and go hard on the tired listings, not the new ones.
