The Houses That Sat All Summer Just Got Their Price Back

A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.

Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Woods Cove right now.

First, the Laguna Beach real estate market finally exhaled on inventory. Active listings slipped to 173, down from 180 two weeks earlier — a small move, but it's the first pullback off the summer high, and it happened while the rest of coastal Orange County was doing the same thing. When inventory and buyer patience shrink together, the leverage math starts to shift under your feet.

Second, buyers didn't wait around. Across the five coastal cities I track alongside Laguna, pending sales jumped more than 10% in two weeks — from 176 homes in contract to 194. That's not a headline number that makes the news, but it's the one I watch, because pendings are demand you can't fake. Fewer homes on, more homes going under contract.

Third — and this is the one that changes how I'd price — the homes that sat all summer just got their price back. Coastal listings that took more than 30 days to sell closed at 97% of list last week, up from 95.5% two weeks earlier. The penalty for being a patient seller shrank by a point and a half in fourteen days. If you own in Woods Cove and you've been bracing to "give one away," the data says the discount you were budgeting for is quietly closing.

What I'm Telling My Clients

If you're selling this fall: stop pricing for the market you were scared of in July. The homes closing above 97% of list right now aren't just the pretty, turnkey ones — even the listings that sat are landing closer to ask than they were a month ago. That means the right move is a confident, defensible list price backed by the last 90 days of your specific block, not a fear discount baked in on day one. Overprice and you'll donate the momentum back; underprice into this demand and you're leaving real money on a $2M–$3M home. If you're in Woods Cove, Bluebird Canyon, or the Village and you've been waiting for a "sign," a tightening inventory picture with rising pendings is about as clear a one as this market gives you.

If you're buying: the window you were told to wait for — August's inventory peak — has already started to close. Fewer homes, more of them going pending, and a rate that eased to 6.74% means the competition you were hoping would thin out is doing the opposite. That doesn't mean overpay. It means get fully underwritten now, know your three target pockets cold, and be ready to move on the right home in days, not weeks. The buyers winning in Laguna right now are the prepared ones, not the patient ones.
