Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in North Laguna right now.

First: the Laguna Beach real estate market is not softening the way the headlines want it to. We're sitting at roughly 156 active listings across 92651, and the median list price is still pinned up around $5.495M. That's not a market losing its nerve. That's a market with a small, expensive shelf and buyers who keep showing up for the right house.

Second: underneath that calm surface, nearly a third of the shelf is quietly re-tagging. About 29% of active Laguna Beach listings are now carrying a price reduction — call it 45 or so homes that launched at one number and have since blinked. That is the real story of the week, and it has nothing to do with demand.

Third — and this is the one that changes how I'd price a home in North Laguna right now — the gap between hope and reality is measurable. June's median sold price came in at $3.785M while the median list price sits at $5.495M. When I see a $1.7M spread between what's closing and what's being asked, I don't read "the Laguna Beach housing market is falling." I read "a chunk of these sellers priced to the fantasy, not the comp." On Poplar Street, a North Laguna sale just closed at $2.85M — 5% under its list. That's not a discount. That's a correction to where the house was always going to trade.

Here's the week in eight lines. A quick honesty flag: my usual Altos and CRMLS pulls weren't reachable on this run, so these are aggregated public sources — directionally solid, but verify before you price off them.

For year-over-year context, the county-level read has the Laguna median up roughly 16.5% on the year — so the price cuts you're seeing are individual listings coming back to earth, not a market in retreat.

What I'm telling my clients

Sellers: the two-month supply and the 74-day median tell me a well-priced, well-prepped Laguna home still moves. But that 163-day average is where the pain lives — it's the mispriced listings dragging the number, and once you've chased the market down with three reductions, you've told every buyer's agent in town exactly what you'll take. Price to the last honest comp on day one. In a market where 1 in 3 listings is already cutting, the reduction pile is the crowd. Don't join it — beat it.

Buyers: that 29% is your opening. A price reduction is a seller raising their hand and telling you the first number was wrong. In the $2.5M-plus tier especially — where the Poplar Street close came in 5% under ask — there's room to write with conviction on a home that's been sitting past 30 days. You're not lowballing. You're pricing to what Laguna is actually closing at. Bring me the address and I'll tell you which reductions are real and which are theater.
