Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Top of the World right now.

First, inventory held steady. There are 218 homes active across the Laguna Beach real estate market this week, and only seven of them are brand-new to the market. That's not a flood and it's not a drought — it's a town that's still trading at a measured pace heading into fall.

Second, buyers didn't disappear. Closed sales are running a little softer than a year ago (230 in the most recent full month versus 272 last year), but homes are actually selling faster than they did in 2025 — an average of 104 days on market now, down from 125. Demand for a real coastal address is still there. People still want to be here.

Third — and this is the one that matters — 36 of those 218 active listings are now carrying a price cut. That's roughly one in six. That single number is what I'd walk into a Top of the World listing appointment with this week, because it tells you exactly where the friction is: not in the Laguna Beach housing market as a whole, but in the homes that came out priced for the market we had last spring instead of the one we're in now.

What I'm telling my clients

Here's the frame I keep coming back to this fall: the Laguna Beach housing market didn't soften — the confidence of a few sellers did. When you separate the two, the advice on both sides of the table gets simple.

If you're selling: price is the whole conversation right now. One in six active Laguna homes is already discounting, and every one of those started with an asking number that the market walked away from. The homes moving in 104 days aren't the ones chasing the top of the last comp — they're the ones that came out honest and let the coastline sell itself. If your home has been sitting past three or four weeks with light showing traffic, that's not a marketing problem, it's a price problem, and the longer you wait to face it the more of those 36 reductions you're competing against. Come out right the first time and you skip the whole discount cycle.

If you're buying: this is the most negotiable Laguna's felt in a while, but only in a specific place — on the listings that have already blinked. A home that just cut its price is telling you where the seller's real floor is; a home that's fresh and sharply priced is not going to hand you much. Watch the 36. Track how long each has been out and how far it's already come down, and you'll know within a showing or two which sellers are actually ready to make a deal. In the $1.5M–$3M pockets especially, patience is being paid this fall.
