Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Bluebird Canyon right now.
First, inventory didn't spike. The Laguna Beach real estate market is still sitting around 140 active homes across 92651, roughly where we've been all spring. Nobody's flooding the market, and nobody's panic-listing. If you've been reading headlines about a coastal correction, the supply side isn't telling that story.
Second, the homes that are listed are getting older. Median days on market ticked up to about 55 — a year ago that same number was 48. Step up into the luxury tier and it stretches further: the median high-end listing is now sitting 74 days before it finds a buyer.
Third — and this is the one that changes how I'd price a home in Bluebird Canyon right now — the well-priced homes are still going pending in about 24 days. Hold those two numbers next to each other: 74 and 24. That gap isn't a market that's falling. It's a market that's sorting. Price a Laguna home like it's July 2026 and it moves. Price it like it's still 2021 and it sits — and every week it sits, it quietly teaches buyers to wait you out.

Sellers: The number that matters this month isn't your Zestimate — it's the 74-day luxury clock. If you're listing above $2.5M and you price to where you wish the market was, you're not going to "test it." You're going to age it. I'd rather bring you in a touch under the last comparable close, generate three showings the first weekend, and let competition do the work than watch your home become the one buyers use as a bargaining chip against the next listing. Momentum in the first ten days is worth more than an aspirational number that erodes for two months.
Buyers: This is your window on the aged listings, not the fresh ones. Anything that's crossed 45–50 days — especially in the canyons and up in the hills — has a seller who's now doing math they weren't doing in April. That's where your leverage lives. But don't confuse a stale luxury listing with a soft market: the sharp, well-priced homes are still going pending in three weeks, and if you sleep on those waiting for a discount that isn't coming, you'll lose them. Know which pile a home is in before you write.
