Three things I watched happen in the Laguna Beach real estate market last week — and one of them changes how I'd price a home in Top of the World right now.
First: the price cuts are finally letting up. Two-thirds of active Laguna listings — 66.7% — are still carrying a reduction, but a year ago that number was 82.6%. That's a real shift. It doesn't mean sellers stopped over-reaching; it means fewer of them are starting from a fantasy number and then walking it back in public.
Second: the correctly-priced homes are getting fought over again. Of the Laguna homes that closed, 21.2% sold over asking. A year ago that figure was 4.35%. Read those two numbers together and you get the whole story of this market — buyers are patient with the overpriced and aggressive with the fairly priced, and there is almost nothing in between.
Third — and this is the one that changes how I'd price: the citywide median is sitting on the market 63 days, which reads "slow" if you stop there. But homes are closing at 97.81% of list. In a pocket like Top of the World, where a fresh ocean-view listing still pulls a real crowd, that 97.81% is the number I'd hang a price on — not last spring's dream comp. Price to the 2026 reality and you invite the bidding that's quietly come back. Price to 2022 and you become the 63-day statistic. Same house, two completely different outcomes, and the only variable is the first number you put on it.

Sellers: the days of naming an aspirational number and letting the market "find it" are over — that's exactly the seller who becomes the two-thirds of listings still cutting. Price to the last 90 days of real closings in your specific pocket, present the home properly, and you land on the right side of that 21.2%. In North Laguna and the Village, where inventory is thinnest, a sharp price in week one is doing more than a price cut in week five ever will.
Buyers: patience still pays on anything that's been sitting — a home 45-plus days in is a negotiation, not a bidding war, and 97.81% sale-to-list tells you there's room. But when a genuinely well-priced Woods Cove or Bluebird Canyon listing hits, move like it's already gone, because one in five is now closing above ask. The trick this summer isn't buying cheap or buying fast — it's knowing which of the two situations you're standing in.
