The Market's Holding. The Overpriced Listings Aren't.

Three things I watched happen in Laguna over the past few weeks — and one of them changes how I'd price a home in Woods Cove right now.

First: the Laguna Beach real estate market is still getting its price. The most recent citywide median sale price is sitting near $3.6M — right where it's been all summer. Nobody's giving anything away up here, and the top of the market is as stubborn as ever.

Second: the clock, though, is honest. The typical home is taking around 104 days to sell. That's actually faster than a year ago (closer to 125 days back then), but it's still more than three months on market. In a town where a well-priced Village cottage can trade in three weeks, a triple-digit day count tells you exactly which listings are fighting the market and which ones are working with it.

Third — and this is the one that changes how I'd price a home in Woods Cove this week: roughly 230 homes sold across town in the most recent month, down from about 272 a year ago. Fewer closings, steady prices, longer days. That's not a soft market. That's a selective one. Buyers up here are still spending — they're just refusing to overpay for the privilege. If I list a Woods Cove home today, I'm pricing to the first two weeks of attention, not to the number the seller saw a neighbor "ask" last spring and never get.

A quick note before the table: my usual weekly MLS feed was down when I pulled this, so these are the most recent broad-market figures I could stand behind, and a few of them run monthly rather than week-to-week. Where I couldn't source a clean number, I left the row out rather than guess. If you want the real, current figure on your street, that's what the reply button at the bottom is for.

What I'm telling my clients

Sellers: the equity is real and the price ceiling is holding — but the market is paying full price only to homes that come out priced correctly on day one. A hundred-plus days on market isn't a Laguna problem; it's an asking-price problem. Price to the comps that actually closed, stage for the first weekend, and you're still in a strong seller's position. Chase last spring's fantasy number and you'll donate three months of carrying costs to the education.

Buyers: you have more room than the headline prices suggest. With inventory tight but closings down and days on market long, the leverage lives in the listings that have been sitting. The trophy that hit the market last week won't budge — but the well-located home that's been quietly aging past 60 days is where a clean, serious offer gets taken seriously right now. Bring your pre-approval and your patience; both are worth money this fall.
