A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.
Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Top of the World right now.
First: inventory quietly got tighter, not looser. We're sitting at about 1.94 months of supply across the Laguna Beach housing market — down from 3.29 months a year ago. There are roughly 227 active listings in 92651. On paper, that's a seller's number. If you only read that line, you'd assume homes are flying.
Second: they're not flying. The typical Laguna home is taking around 61 days to go under contract by the median, and closer to 105 on the average — and 42 of the homes active right now are already carrying at least one price cut. So we have a tight market and a patient one at the same time. That combination only happens for one reason.
Third — and this is the one that changes how I'd price: nearly 78% of the homes that sold recently took a price reduction before they closed, and the sale-to-list ratio settled at 96.6%. That's not a soft market. That's a market that's fine — it's the opening prices that were wrong. If I'm listing in Top of the World this month, where the last neighborhood read showed homes sitting about 120 days, I'm not pricing to the fantasy comp from spring 2024. I'm pricing to the second showing — the number that gets a real buyer to lean in before they've toured the other three canyons.

Sellers: your competition isn't the buyer, it's the other 226 listings — and 42 of them have already blinked on price. The homes that are winning right now aren't the cheapest; they're the ones that came out at a number the market could say yes to on the first weekend. When almost four out of five closings involve a reduction, the reduction isn't a strategy — it's a tax you pay for guessing high in week one. Price it to sell in the first 21 days and you keep your negotiating leverage. Chase the market down over 105 days and you hand it to the buyer.
Buyers: the 96.6% sale-to-list ratio is your quiet green light. In this Laguna Beach real estate market you are not overpaying to win — the average closing is happening a hair under ask, and the homes with a price cut and 60-plus days on market are where the real conversations are.
