The Market's Up 15%. So Why Is Everyone Cutting Their Price?

A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.

Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Top of the World right now.

The first is the number everyone quotes back to me at the coffee counter. The median sale price in the Laguna Beach real estate market is sitting at $3,500,000, up 15.23% year-over-year. On paper, that reads like a market running hot.

The second thing complicates the first. Months of supply have actually fallen to 1.94, down from 3.29 a year ago — but 55 new listings came online this month, up 52.78% from last August, and there are 229 active homes on the board in Laguna Beach (92651) right now. Inventory isn't scarce the way the headline price implies. It's showing up, quietly, week after week.

The third thing is the one that changes how I'd price. Of the Laguna Beach homes that actually closed, 77.78% had cut their asking price at least once before they found a buyer — up from 72.73% a year ago. Homes are taking a median of 61.5 days to sell, and they're closing at 96.57% of list. So when I sit down with a seller in Top of the World this week, I'm not pricing to the $3.5M headline. I'm pricing to the eight-in-ten reality that says the market will make you cut later if you don't price honestly now.

What I'm Telling My Clients

If you're selling — especially in the view-tier pockets like Top of the World, Mystic Hills, or the Arch Beach Heights hills — price to the second showing, not the first. Nearly 78% of sellers who closed last week ended up cutting their price, which means the market is quietly re-pricing anything that launches high. The sellers who win right now are the ones who take the honest number on day one and let the 61.5-day clock work for them instead of against them. A confident, correctly-priced launch still draws real attention here; a hopeful one just becomes next month's price reduction.

If you're buying, this is the most negotiating room Laguna has offered in a couple of years, and it's hiding in plain sight. With homes closing at 96.57% of list and price cuts now the norm rather than the exception, there's genuine space to write a thoughtful offer — particularly on anything that's aged past that 61.5-day median. The trophy oceanfront blocks in North Laguna and Woods Cove still move on their own terms, but the $2M–$4M hillside inventory is where patience is actually being rewarded this month.
