A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.
Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Bluebird Canyon right now.
First, the sellers came back. New listings jumped to 37 in the latest read of the Laguna Beach real estate market, up 54% from the month before. After a sleepy August — just 24 homes came on — the fall inventory finally showed up. For the first time in a while, buyers have a little more to choose from.
Second, the homes already sitting out there stopped moving. Median days on market across Laguna climbed to 59, up from 37 a month earlier and 48% higher than this time last year. On the single-family side it's starker: 54 days to go pending, more than double where it sat a year ago. We still have historically tight inventory — 138 active listings, down 27% from last October — and tight inventory is supposed to mean speed. Right now it's buying patience instead.
Third — and this is the one that changes how I'd price — sellers are quietly meeting the market. Single-family homes closed at 91.5% of list last month, roughly eight and a half cents off every asking dollar, and the widest gap I've seen in over a year. That's the number I'd put in front of anyone listing a $3M house in Bluebird Canyon today. The home that would have drawn competing offers in a weekend last spring is now the one marinating for 54 days and settling under ask. I'd rather price it to sell in the first two weeks than spend two months negotiating against the clock — because on current numbers, the clock wins.
None of this means the Laguna Beach housing market is soft — it isn't. It means it's recalibrating. Prices are holding, buyers finally have options, and the premium for getting your price exactly right has gone way up. Here's the whole picture in one place.

If you're selling: The equity story is still with you — median prices are up 24% year over year, and there's simply less to compete against than almost any October I can remember. But the market has stopped forgiving ambitious pricing. A home priced to the last comp from spring is the one now sitting 54 days and giving back 8.5% at the table. Price to the first two weeks — that's when your largest, most motivated buyer pool is watching — and you keep the leverage that low inventory is handing you. Overprice by 5%, and you'll spend two months earning that discount back the hard way.
If you're buying: This is the most negotiating room Laguna has offered in over a year, and it's hiding in plain sight. The headline is still "low inventory, prices up," which keeps a lot of buyers on the sidelines. Meanwhile the home that's been listed 45 days is a real conversation — sellers who've watched the calendar are far more flexible than their list price suggests. Bring a clean, well-structured offer on something that's aged past a month, and you may be surprised what gets accepted.

This week's pick sits almost exactly on the Laguna single-family median — which makes it the cleanest illustration of everything above. In a market rewarding correct pricing, a well-positioned home in this tier is where the action still is. It's the kind of listing that moves in the first two weeks when it's priced to the market rather than to the dream. If you want the real read on this block — what's closed, what's active, what's pending — that's a text away.
If you've been wondering what your block has done in the last 90 days, reply to this post or text me at 949-422-5937 with your street name. I'll send back the real number — recent closings, what's active, what's pending. One human, one reply, no funnel.
