Market Updates Derek LeBon October 14, 2026
A quiet, data-honest read on the Laguna Beach market — written from the curb, not the spreadsheet.
Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Woods Cove right now.
First: homes are still closing. The Laguna Beach housing market isn't frozen, isn't crashing, and isn't doing anything dramatic. The most recent monthly read has the median sale price sitting right around $3.3 million, up meaningfully year over year. Buyers with real intent are still writing — and when a home is priced where the market actually is, it's still trading at roughly 96 cents on the asking dollar. That's a healthy, functioning market.
Second: those same homes are taking their time. Median days on market is running near 70 days — faster than a year ago, but a long way from the "list Thursday, review offers Monday" market some sellers still think they're in. Supply sits around five months, which is the most balanced Laguna has felt in a while. Nobody's getting bailed out by a bidding war.
Third — and this is the one that changes how I'd price today: roughly four out of five active listings have already cut their price at least once. Read that again. The homes that are selling are selling near ask. The homes that are sitting almost all started too high and are now chasing the market down. That's not a price problem in Laguna. That's a pricing problem — and it's the single biggest thing I'd fix before putting a sign in the yard in a pocket like Woods Cove or Bluebird Canyon, where a wrong first number can cost you a full summer.
Metric (Laguna Beach · most recent monthly) | Reading | Year over year |
|---|---|---|
Median sale price | ~$3,324,500 | +17.9% |
Active inventory (homes for sale) | 139 | −18.2% |

Median days on market | 70 days | −16.7% |
Months of supply | 5.3 | −14.5% |
Sale-to-list price ratio | 96.2% | +0.4% |
Active listings with a price reduction | 80.8% | — |
Homes sold above asking | 7.7% | — |

If you're selling: your first list price is the whole ballgame right now. With four in five listings already marked down, the buyers in this market have been trained to wait for the cut. Price it right the first week and you join the group that's closing near ask in about ten weeks; price it on hope and you join the group feeding the price-reduction statistic. I'd rather bring you a slightly lower number I can defend than a bigger one I'll be apologizing for in 45 days.
If you're buying: this is the most room you've had to negotiate in a while — but only on the right homes. A listing that's been sitting 60-plus days with a reduction already on the board is a real conversation. A clean, correctly-priced home in a tight pocket is not; those still move. Know which one you're looking at before you decide how aggressive to be, and don't talk yourself out of a good house because the market feels soft when the home isn't.
This week's pick: 928 Quivera Street, Laguna Beach — 3 bed, 2 bath, 2,228 sq ft, offered at $2,869,000. A single-family home in the heart of Laguna at a number that sits squarely in the move-up band where this market is most active. It's exactly the kind of correctly-positioned home the data above says is still trading — not sitting.
If you've been wondering what your block has done in the last 90 days, reply to this post or text me at 949-422-5937 with your street name. I'll send back the real number — recent closings, what's active, what's pending. One human, one reply, no funnel.
