Market Updates July 13, 2026
Three things I watched happen in Laguna last week — and one of them changes how I'd price a home in Mystic Hills right now.
First, the mid-luxury shelf got crowded. In the span of a few days, at least seven new and updated listings hit the Laguna Beach housing market in the $1.5M–$8M band I watch most closely — and six of them landed between $3.0M and $4.0M. That's not a trickle; that's a small stack of directly-comparable homes arriving in the same window, from 486 Locust in the Village to 2100 Crestview up the hill.
Second, the top of the market cracked open. A single new listing at 2665 Victoria Drive came on at $17,250,000 — the kind of trophy number Laguna only prints a handful of times a year. One listing doesn't make a trend, but it tells you sellers at the very top still believe the ceiling is intact, even while the middle of the market gets busier underneath them.
Third — and this is the one that changes how I'd price — three of last week's new listings landed on the same hillside. In Mystic Hills / Top of the World, 2365 Hillview came on at $3,249,000, 2100 Crestview at $3,995,000, and 664 Mystic View at $5,895,000, all inside a single week. If I had a seller sitting on that ridge at $3.6M today, I am not pricing into a vacuum anymore — I'm pricing against three fresh, visible neighbors. That is a genuinely different conversation than the one I was having ten days ago.

Sellers: if you're anywhere in the $3M–$4M band right now — especially on the Mystic Hills / Top of the World hillside — price like your buyer has six tabs open, because this week they do. The move isn't to chase the highest recent number; it's to be the cleanest, best-priced option in a suddenly-fuller shelf. With months of supply still near 1.9 and roughly 250 homes active, this is not a soft market — but it is a market where the second-best-priced home in a cluster waits, and the sharpest-priced one gets the call. Come in at the number a buyer can't argue with and you'll be the one setting the comp, not reacting to it.
Buyers: this is the most negotiating room the mid-tier has offered in a while — not because Laguna is falling, but because for one week you actually have choice. When three comparable homes land on the same ridge inside seven days, you can let them compete for you. Tour all of them, then make your strongest case on the one where the seller has the most reason to move. And at the very top, that lone $17.25M listing is a reminder: trophy Laguna still trades on scarcity, so if that's your tier, the leverage runs the other way.
